Story
Xampion Estate Realty is the property securities arm of XAMPION UK LTD. We buy, sell and arrange transactions in fractional interests in UK commercial and residential buildings. That means a client can hold a share of a property without owning the whole thing, and can trade that share when their plans change. We work from London and cover England, Scotland and Wales.
The business started because too many small investors were being shut out of good buildings. A shop parade or an office block rarely sells in slices, so the only route in was to buy the whole asset or nothing. We built a process that splits a title cleanly, prices each slice on its own merits, and keeps a register of who holds what. The register is the core of the work, and it is checked before every trade.
Every transaction runs through the same checks. We confirm the title, read the leases, and commission a valuation from a surveyor who has no other interest in the deal. If the numbers do not hold up, we say so and stop. Clients see the same figures we see, including the fees and the service charge history. Nothing is added at the last minute.
We are regulated in the way our activities require, and we keep client money separate from our own. Trades settle through solicitors, and each holder gets a deed setting out their rights over the common parts. If you want to know how a particular building is held, we will send the documents before you commit to anything.

Process
A short call or email sets out the building, the size of the holding, and what you want to do with it. We ask for the title number if you have it.
Our solicitor reads the register and the tenancy documents. If a lease is missing or a charge is unregistered, we tell you before going further.
An independent surveyor values the asset, and we set a price for the share. You see the valuation, our fee and the service charge history in one pack.
Once you accept the figures, the transfer is drawn up and completion is booked. The register is amended the same week, and your deed follows by post.
Premises
Most of our work sits in mixed-use blocks and small parades where a single freehold is shared by several occupiers. We visit each site before we trade a share in it, so the register reflects what is actually there.
